How to Read a Title Search | Legal

Mark Weisleder will demonstrate how reading a title search in advance will assist you on your listing presentations as well as prevent closing issues that may prevent your deal from closing.

Besides making sure that you have the correct name or names on your listing, you will also learn how to identify any mortgage or lien to assist in your own mortgage verification, any easement that may affect a future buyer's plans for the property, and the existence of any rental contracts that must be assumed by a buyer.

Mark will also demonstrate how, by reading the search, you can determine very quickly if you have an estate sale, whether the estate will need to obtain probate before selling, or whether they can sell the property without probate. You will also learn who to put on the listing if two people are on title but one has already passed away.

You will also be able to alert a seller right away about issues affecting their title so that they can be cleared up by the seller lawyer well in advance of closing, so the deal closes as scheduled, without the need for any extension.
